An international real estate agency at the Costa Dorada. You cannot find many of them here. Yet Casalunya is one. Buying a house in Spain as a foreigner involves a lot. Much more than when you do it in your own country. Well imagine this in a language you do not speak. Yet there is a better solution. Because by taking an international real estate agent in charge, you can make it a lot easier on yourself. For an international real estate agent in Tarragona you are therefore at the right place at Casalunya.
Selling a house is not something you do every day. We do not want to say that we do it every day, but at least a lot more often than you do. In Spain, you can sell a property yourself. Of course, this saves on commission costs, which you would otherwise have to pay to an estate agent. Still, you get a lot in return from an estate agent. For example, you are listed on their website, on their social media and on all their housing platforms. Especially if it is a real estate agent who also reaches an international target group. We do not only speak Dutch, but also English, German and French. So we are not just a Dutch estate agent.
Finding a reliable estate agent in Spain can be difficult. Not because there are hardly any estate agents. There are plenty of them. Yet, especially as an “outsider” it is difficult to know what things to pay attention to. Because which things are really important with an estate agent in Spain? Below are 5 in a row.
This is perhaps the most important thing if you are looking for a reliable estate agent in Spain. An API (Agente de la Propiedad Inmobiliaria) means that the agent is certified. For this, the agents must follow a training course and pass the corresponding exams. The title is awarded by the Ministry of Public Works, Transport and the Environment. API also means that the estate agents are real professionals and that they belong to the Association of Estate Agents.
2. Positive reviews
An estate agent can sell himself as well as he can on his website, but only clients can judge whether he is really that good or not. The best way is to look at the reviews on Google. When you google, there should be some company information on the right side. And there are also reviews (if they have any).
3. Response time
You went to the site and sent an e-mail, filled in a contact form or you called. How long does it take before you get a response? It is important to pay attention to this. It could be that they are very busy. But it could also mean that they don’t check their emails, forms or phone very often. And that is not what you want. Because imagine, you want to sell a house and potential buyers only get a late reply. Chances are they’ll look elsewhere. It’s the same with buying a house. Suppose your dream house comes along, but they have emailed you too late or responded too late. You don’t want that to happen.
4. Keep your appointments
It is always possible that an estate agent forgets to send an e-mail or to reply. Or that a viewing has to be rescheduled. At the end of the day, estate agents are only human and nobody is perfect. If this happens more often and you start to recognise a pattern, it might be time to look for a new (but reliable) estate agent in Spain.
5. Distinguishing features
There are many estate agents in Spain. The demand is simply high and the supply is adjusted to that. That’s why it is important to find out why your estate agent is better, and especially different, than the rest. In other words, where does their distinguishing capacity lie? What makes us different from other estate agents is that we speak the Dutch language. We know the local market, but also understand international clients. And that we are specialised in second homes.

Buying a property
As a foreigner, buying a property is best done with a real estate agent who speaks your language and understands your wishes. It is not only buying a house and ready. You also need to have a Spanish bank account and apply for a NIE number. We can’t make that easier. However, we can explain it to you in your own language. And we will tell you what the best options are. On top of that, all the important forms needed to buy a house, such as the contract of sale, will be given to you in Dutch. So you know for sure that there is no (Spanish) snag.

Not only do international estate agents target Spaniards. They also target foreigners. And as long as the estate agent speaks English, this can mean a lot more potential buyers. A foreigner would much rather buy from an estate agent who speaks good English or even their own language. That already gives a feeling of understanding and trust that the buyer does not want to miss with such a big purchase in their life. As a result, the house can be sold more quickly.
