This is perhaps the most important thing if you are looking for a reliable estate agent in Spain. An API (Agente de la Propiedad Inmobiliaria) means that the agent is certified. For this, the agents must follow a training course and pass the corresponding exams. The title is awarded by the Ministry of Public Works, Transport and the Environment. API also means that the estate agents are real professionals and that they belong to the Association of Estate Agents.

2. Positive reviews

An estate agent can sell himself as well as he can on his website, but only clients can judge whether he is really that good or not. The best way is to look at the reviews on Google. When you google, there should be some company information on the right side. And there are also reviews (if they have any).

3. Response time

You went to the site and sent an e-mail, filled in a contact form or you called. How long does it take before you get a response? It is important to pay attention to this. It could be that they are very busy. But it could also mean that they don’t check their emails, forms or phone very often. And that is not what you want. Because imagine, you want to sell a house and potential buyers only get a late reply. Chances are they’ll look elsewhere. It’s the same with buying a house. Suppose your dream house comes along, but they have emailed you too late or responded too late. You don’t want that to happen.

4. Keep your appointments

It is always possible that an estate agent forgets to send an e-mail or to reply. Or that a viewing has to be rescheduled. At the end of the day, estate agents are only human and nobody is perfect.
