Why hire a real estate agency if I can sell my apartment myself?

How long will the construction take?

In most cases, you will not be able to get a new house as quickly as a second-hand house, although it all depends on the state of the construction when you buy it. You never know exactly how long it will take to build a house. In addition, if you add to that the fact that sometimes permits have to be approved, things can  get a little more complicated. In general, and although it all depends on the size, location and other analyzable points, the construction of a house usually lasts between 4 to 8 months. It is a normal thing that it is extended up to a year.

What is the warranty on the property?

When you buy something new you are entitled to a warranty. In new homes this warranty also exists. Siding and doors and trim are usually warranted for one year. Systems such as ventilation, air conditioning and heating, plumbing and electrical systems are usually warranted for two years. Structural defects may have a 10-year warranty. 

What is the legal coverage I have when buying new construction?

The buyer of a newly built home is covered by a law that protects him in case of any unforeseen event occurring during the buying and selling process. However, in order to have this coverage, you must make sure that the developer has a building license. 

What are the methods of payment in a sale and purchase?

According to the Money Laundering Prevention Law passed in 2010, when the signing of the deed takes place at the Notary's office, the notary is obliged to ask which will be the methods of payment of the purchase-sale so that it is recorded in the public deed.

The methods of payment are:

Bank transfer. 
Nominative bank check.
Cryptocurrencies

What if we still have a mortgage when I sell my home?

There are several options, your bank can advise you. Options are: paying off the mortgage when selling a house, applying for a bridge mortgage or subrogating the mortgage to the buyer.
